Many people wonder what is better, roof replacement or permanent repairs? Undoubtedly, from a budget point of view, it is preferable to patch it thoroughly. But as practice shows, constant minor repairs do not particularly contribute to improving the structure: it gradually wears out, and the cracks only multiply. A more rational solution would be complete dismantling.

Important! To be fair, it is worth noting that the need to update does not only arise for a problematic roof. A new roof is installed, for example, when remodeling or reconstructing a house.

When is a new roof needed?

A fairly convincing argument for replacing the roof of a residential building or garage will be a wet spot that spreads across the ceiling during rain, not to mention water dripping from it.

An annual preventive inspection of the truss structure and roof will help identify large-scale problems associated with repair work and, if necessary, develop a way to replace the roof yourself:

  • use as a substrate under a metal sheet or remove the coating completely;

  • check the condition of the supporting structure, including the sheathing;

  • check the diagonal measurements, otherwise, due to violations in the rafter system, different overhangs will emerge.

There are three possible options for performing repair work:

  • In case of serious damage to the thermal insulation, rafter system, or holes in the flooring, we are dealing with the most difficult option. A complete reconstruction is needed here, since the damage to the thermal insulation layer is more than enough to completely replace the roof insulation. A significant scale of work will lead to an increase in price. The cost of one square meter will be based on the total amount of expenses: dismantling, purchasing and installation of new material.
  • If fungus has formed under the roof covering or rot has formed on the sheathing, then the frame will need to be repaired.

  • If we are talking only about cracks in the roofing covering, and these damages affected the rafter system, then it is enough to simply replace the covering with a new one, for example, replace a soft roof with corrugated sheeting.

Dismantling

The old slate covering is removed using a hammer and crowbar. If it is assumed that the sheets will be reused, then the work is carried out with the utmost care and certainly by two people. Otherwise, holes are made in the places where the slate is attached to the sheathing, and it is simply thrown to the ground.

A covering made of metal tiles, corrugated sheets or other material can be reused, so it is dismantled as carefully as possible.

Important information! If a new coating is planned to be laid on an updated frame, then almost any material can be used. If the supporting structure remains the same, then experts recommend two materials as a new coating: metal tiles or corrugated sheets, since both the first and second materials can easily cover the flaws of the old coating.

Building renovation

During a major overhaul, when in addition to the building frame, the roof structure is also being adjusted, it is necessary to dismantle the roof. If renovation of the rooms under the roof is not yet planned, the roof is dismantled in parts, at the same time installing a new one behind it.

No one knows for sure that the weather will not fundamentally change its attitude. And in the current situation, protests are not at all desirable. The client must ensure that the company chosen to carry out the work performs a full range of procedures: dismantling and installation, because then it will be problematic to ask for liability for an accidental leak in the roof. How much does it cost to dismantle and install a roof: replacement with metal tiles

When replacing a slate roof with metal tiles, you basically need to rebuild the frame. Of course, after dismantling the slate covering, the rafters underneath may be in excellent condition, but even in this case, some reconstruction is needed. It is also worth considering that slate is placed on one row of sheathing, and metal tiles on two. The second sheathing provides ventilation. Only in this case, water will not accumulate at the bottom of the metal tile.

  • Repair work begins with an inspection of the rafters. Having discovered areas eaten by bark beetles or rot on the wood, the structure is either completely replaced or cleaned and treated with antiseptics.

  • Spread the waterproofing barrier and attach it to the rafter system using a construction stapler.

  • The bars are installed and the sheathing is stuffed perpendicular to the ridge, usually with a cross-section of 25 by 120. It will finally secure the waterproofing.

  • Install the grille starting from the outermost beam of the same section. Then a cord is pulled diagonally, with the help of which the accuracy of the level is checked during the work.

  • Sheets of metal tiles are laid from right to left in full accordance with the locking system. The lower edges of the sheets protrude below the rafters by 70-100 millimeters. All protruding places are cut off with a grinder.

Replacement with corrugated sheeting

Today, many people prefer to replace slate with corrugated sheets. Such a choice has its advantages. Profiled sheets:

  • can be considered a budget option for roofing, with the exception of models that are covered with pural;
  • They are light in weight, so they do not require reinforcement of the building system;
  • they can be installed independently, and the material reliably protects the roof from leaks;
  • much more durable than slate;
  • resistant to natural and mechanical influences.

Advice! It is recommended to replace a slate roof with corrugated sheeting with a material that has a thickness of no more than 0.8 millimeters.

Installation diagram:

  • If possible, carefully dismantle the slate covering, taking care not to harm the rafters.

  • The roof is inspected for replacement or repair of some parts of the supporting structure - rotten (rotten) parts are replaced, the wood is impregnated with antiseptic substances.

  • Hydro- and vapor barrier is installed: the film is laid overlapping with virtually no tension.

  • Rolled mineral wool or polystyrene foam boards are used as thermal insulation.

  • The corrugated sheeting is mounted with an overlap of 1-2 waves, starting from the end part. If the roof is flat, sealant replaces the overlaps.

  • To fasten corrugated sheets, only self-tapping screws are used, which are equipped with rubber gaskets (with the exception of valleys). This is necessary to prevent moisture from entering the structure. Self-tapping screws painted to match the color of the corrugated sheet are no different from the roof surface.

  • Corrugated sheeting is noisier than slate. But sound insulation can be improved if the sheets are tightly fixed.

Advice! If, when laying the corrugated sheet, you put an additional layer of soundproofing material, then even heavy rain will not be heard in the room.

At first glance, dismantling a slate roof, a roof made of corrugated sheets or metal tiles can be classified as a type of work that does not require any professional skills, especially if the old roof will no longer be used for its intended purpose. When to dismantle the roof

Demolition of a roof is a complex technological process, accompanied by the disposal of roof material and requiring considerable financial investments. The decision to dismantle is made on the basis of engineering analysis and is carried out in the following circumstances.

The difficulty in carrying out dismantling work on the roof is due to a number of factors:

  • it is possible that the remains of the roof may fall from a height (chaotic shedding must be avoided);
  • dismantling rotten trusses is fraught with collapses, which need to be properly controlled;
  • carrying out partial repairs should not entail destruction of the remaining roof elements.

The regulatory document regulating the procedure for dismantling buildings and structures subject to demolition is the Code of Rules SP ХХХ.1325800.2016, approved by the Ministry of Construction and Housing and Communal Services of the Russian Federation. Clause 6.8 “Dismantling of roofs” describes the stages of roof dismantling:

  1. Removal of roof covering.
  2. Dismantling roof support structures (slabs, rafters or decks).
  3. Dismantling of adjacent structures - cornices, parapets, pipes, floor slabs, etc.

The dimensions of the strips into which soft, rolled and mastic coatings are cut are specified. It is recommended to maintain a size within the range of 1000x500 mm, which is the most convenient for storage and transportation during disassembly.

Stages of roof dismantling

Before starting the actual dismantling of the roof, you need to prepare the work site:

  • remove all unnecessary objects that interfere with dismantling;
  • remove billboards and banners if present;
  • prepare communication antennas, electrical cables, ventilation pipes, lightning protection, etc. for disassembly;
  • inspect and assess the degree of emergency of chimneys;
  • install purlins and supports in the attic in places where the rafters sag (for pitched roofs);
  • in mansard roofs, prepare for window removal.

Among other things, it is necessary to think through convenient ways to lift and lower workers from the roof to the ground and ways to dispose of construction waste and dismantled roofing.

  • long, strong stairs reaching to roof level;

If conditions do not allow the use of special lifting equipment (crane, garbage collection channel with a tank or container, etc.), a block system is installed to lower the dismantled units. If power is available, use an electrically driven winch with a rated load capacity of at least 0.8 tons. Strong roof elements are used for fastening; the boom reach must be at least one meter.

It is convenient to use a stationary winch to lift and lower construction loads when dismantling the roof.

Dismantling of electrical equipment

Electrical equipment includes all remote elements of engineering systems located on the roof surface - antennas, air conditioners, lightning protection receivers, lighting fixtures, etc. Dismantling is carried out only after complete de-energization of the equipment and internal communications of the house. In private houses, the “earth” of the electrical network is connected to a common ground loop, to which lightning protection is connected. Therefore, in order to avoid injury from stray currents, it is recommended to disconnect the ground terminal from the current collector bus. To ensure safety, a sign “Do not turn on, work in progress” is installed on the switchboard. All preparations should be carried out in dry, windless weather.

The brick pipe is dismantled from top to bottom. The hole is covered with a rag. The masonry is hammered away using a mason's hammer, crowbar or pry bar. Having brought the disassembly to the plane of the slope, another row is removed, at which point the preparation for removing the roof ends. Asbestos and metal pipes are usually attached inside the attic, so the disconnection occurs at the bottom. If the pipe has a large diameter and weight, it can be cut into pieces. Of course, provided that the roof is completely dismantled and the pipe is subsequently replaced with a new one.

Additional roof elements include:


Most often, extensions are made from sheet metal coated with a polymer composition. They are fastened with self-tapping screws or roofing nails. Dismantling is done using a nail puller or screwdriver. The drip rails are disconnected after removing the first row of roofing and gutter from the eaves. Soffits are removed from stairs. If the accessories are in working order, they can be reused.

Step-by-step removal of roofing material

The algorithm for dismantling different roofing coverings is different. The general rule is that dismantling is carried out in the opposite direction to installation. If it is, for example, slate that is laid from the cornice to the ridge, then disassembly begins from the ridge and ends with the cornice. However, there are exceptions. The metal seam roof can be dismantled from any place if necessary. Having made a transverse cut in the sheet, disassembly continues in any direction.

Dismantling thermal insulation and waterproofing

After removing the outer layer of roofing material, they begin layer-by-layer removal of the elements of the roofing pie. The waterproofing is wound into rolls and lowered to the ground. Then the insulation mats are removed and, finally, the vapor barrier film is removed. If the materials have not been damaged during operation, they are stored under a canopy so that precipitation does not wet the mineral wool. Roofing felt is rolled into rolls and stored in a vertical position without kinks. The vapor barrier membrane is folded like a tablecloth and left in a dry, ventilated place. Sometimes it is more convenient to dismantle the roofing pie from the inside of the pitched roof. In this case, the materials are stored inside the attic.

Dismantling the sheathing and rafter system

If significant damage is detected (including fungus, mold or rot), the roof truss system must be dismantled. This can be either complete or partial disassembly and subsequent replacement of the trusses. During complete disassembly, dismantling begins with the removal of the sheathing and ridge girder. Then the bolts and ties are disconnected. The rafter legs are carefully lowered as they are released. If subsequent restoration and reuse are intended, each part is pre-numbered by applying a serial number with paint.

Features of dismantling different types of roofing

Let's take a closer look at the nuances of dismantling various types of roofing.

Dismantling of roll roofing

Dismantling a roof covered with rolled materials is a labor-intensive and, accordingly, expensive process. In summer, when the temperature in the sun reaches 40 degrees or more, the bitumen layers are sintered into a single monolithic layer. This “carpet” sticks tightly to the base, so removing it can be very problematic. In practice, two methods are used:

The drive of the rotation mechanism can be electric or autonomous (based on a gasoline engine). The latter, as a rule, develops more power.

To dismantle roll roofing, it is better to choose windless and not very hot days. Under the influence of high temperatures, bitumen begins to melt, and this greatly interferes with work. The best air temperature is about 20 o C.

Removing a slate roof

The optimal number of installers for removing slate coverings is a team of three people. You can work together, but the speed will drop sharply. It is strictly prohibited to dismantle a slate roof alone.

The sequence for removing metal strips is as follows:


Typically, disassembly is carried out by progressively moving in a horizontal direction from the left edge of the ramp to the right. Gutters, eaves strips and soffits are removed from the attic. If the roofing material is intended to be used in the future, a screwdriver is used to open the seam joint. If there is no need to preserve the sheets, the lying seams are cut with a roofing chisel.

To dismantle a corrugated roof, a team of at least three installers is needed. The separated sheets are passed “on a relay race” from hand to hand until they reach the ground. Dismantling begins with vertically located elements of the lining of pipes, chimneys, and other adjacent structures. After that:

  1. The wind strips, valleys and ridge are removed.
  2. The top roofing sheets are detached and lowered to the ground.
  3. All other rows of profiled metal sheets are removed.
  4. Drips, drainage channels and cornice strips are dismantled.

Metal tiles are installed in the same order as slate - from bottom to top. Consequently, dismantling is carried out in the opposite direction.
