Building country houses is becoming not only popular, but also a necessity due to the busy everyday life of the city. Today, there are many companies that offer ready-made designs for houses of various types, by ordering which, the customer will receive a ready-made house with all the construction work done: from project development to finishing work. House projects with a balcony and a terrace are becoming very popular today due to their simplicity, quick turnaround time for construction, reliability and relatively inexpensive price.

Frame house with balcony and terrace

A frame house with a terrace is a convenient option that combines a stylish interior and elegant facade design. A frame house with a balcony will expand the boundaries of the house and create additional space for relaxation and communication. A frame house is an excellent and inexpensive option. The usual size of a frame house offered by construction companies is 6x6.

A frame house consists of an internal frame, which, after construction, is sheathed with special materials on the inside and outside. Externally, the frame house is sheathed with sheet and molded materials, internally - with special insulation.

The main load is borne by the frame, which is most often made of wood; metal frames are less commonly used.

Frame house construction technologies:

  • Frame-panel. This technology involves installing the material, after which it is processed and insulated. In order to carry out installation, it is necessary to purchase all consumables separately, and all construction work should be carried out in stages. This technology is labor-intensive, but cheaper.
  • Frame-panel. This technology involves production work according to a pre-prepared project. Special panels are manufactured in production, into which insulation is immediately built. After which the finished structures are brought to the site where the house is installed.

Although these technologies differ in execution techniques, the installation of a house will cost almost the same, you just have to take into account that in the first option you will have to pay extra to the builders for additional types of work: cladding, insulation, finishing.

Drain for balconies and terraces: an important stage of construction

An important step in building a house is the correct choice of drains for balconies and terraces. It’s worth paying attention to them when developing a house project. With their correct selection, installation and use, the house will be reliably protected from water and its destructive effect in the event of stagnation in the drains.

Important points when choosing ladders:

  1. To correctly determine the type of drain required, you need to take into account the type of roof of the house, the layers of its covering, the type of waterproofing, the material of the drain pipe and the load on the drain.
  2. It is necessary to correctly determine the drainage area for each drain. When choosing a drain, you should pay special attention to the estimated amount of water and the throughput of the drain.
  3. To avoid water leakage, it is necessary to pay attention to the compliance of the drain and the selected waterproofing material.
  4. If the balcony or terrace is covered with a parapet, you should be careful about removing water. Heavy rainfall or large amounts of water entering the drain can cause the roof to collapse. Therefore, drains and inlet grates require regular inspection.
  5. It must be remembered that rain and melt water must be discharged strictly into the storm drain. In the case of drainage of water into a combined sewer system, drains with an odor-blocking and anti-freezing device should be used.

When choosing drains, it is also important to pay attention to purchasing additional elements for water drainage. For example, a drainage ring, an extension element with a flange, an extension, a storage element. It is these auxiliary elements that ensure reliable drainage of water from roofs of any type and content.

Why lay a terrace board on the balcony?

Today, a balcony is often an additional place in the house reserved for relaxation. That’s why the owners do everything to create a cozy atmosphere there. An important element in creating an interior on a balcony is the issue of flooring.

There are traditional flooring methods such as tiles, laminate or wood flooring. However, they all have their drawbacks. The tiles are heavy and susceptible to temperature changes. Laminate flooring can quickly deteriorate by getting wet and swelling. Wooden materials are cheap, but short-lived.

Projects of two-story houses with a balcony and a terrace

A ready-made project for a two-story house with a terrace is presented on the construction market today. In most cases, projects offer rational houses that will combine high-quality building materials, efficient designs, beautiful facades, convenient layout, and reasonable prices.

Project of a two-story house: main stages:

  • Creating a title page;
  • Explanatory note;
  • Floor plans;
  • Facade design;
  • Sections of the house;
  • Roofing project;
  • Floor design;
  • Drawings of reinforced concrete lintels;
  • Roofing drawings.

Construction companies offer a wide selection of house designs with comfortable balconies and beautiful terraces that are a natural extension of the house. These additional seating areas will be very useful in the spring and autumn.

What is the difference between a terrace and a balcony?

Sometimes, when designing houses and various construction works, customers and contractors have problems with the correct name of such types of premises as balconies and terraces. This question is very important, since the calculation of the area of the premises depends on the correct definition, which affects the determination of the total area and market value.

The main and main difference between a terrace and a balcony is that a terrace is an open area that can be attached to a building, and can also be located above the roof of the lower floor. The terrace can be located on the ground and have a roof.

According to regulatory documents, the balcony and terrace can be used in the summer. But given the wide range of quality glazing materials, rooms can be made suitable for all seasons.

    What was done

    What does it cost us to build a house? Indeed, having a team of professionals and knowledge, building a house from scratch is a matter of time! But sometimes the task is more difficult! We have introductory ones - an existing foundation, or buildings on the site, extensions to existing buildings and much more! For the Matsuev family, this was precisely the difficult task. They had a foundation from an old burnt house, and a landscaped area around it! The new house had to be built in a short time on the existing foundation. Dmitry and his family had a desire to build a new house in the high-tech style. After careful measurements, a design was made that took into account the old layout, but had a new modern form with interesting innovations! The house now has an entrance lobby where you can sit at a table on cozy evenings and a complex but possible in our area exploitable roof. To implement such a roof, we called upon our knowledge and modern building materials, LVL beams, fused roofing and much more. Now in the summer you can have an unusual dinner on such a roof or watch the stars at night! In the decoration, our architect also emphasized the minimalistic and graphic high-tech style. Smooth plastered walls with painted plank details, and wooden beams at the entrance added personality. The inside of the house is decorated with imitation timber, which is painted in different colors depending on the purpose of the room! Large windows in the living room kitchen overlooking the site created the desired effect of illumination and airiness of the space! The house of the Matsuev family has graced our photo gallery in the section of country architecture in the high-tech style, a style chosen by brave Customers with excellent taste.

    Vladimir Murashkin,

    The owner of a house “brought to life according to his idea and sketch!”

    House parameters:

    What was done

    When Customers come to us with bright, modern ideas for their future home, we become doubly excited! After all, working on a new stylish project is always interesting and a challenge, how to implement all the bold ideas from a constructive point of view, what materials to use? Vladimir bought a plot of land with picturesque views of the Oka bank! This view could not be ignored, so a dizzying terrace (51.1 m2) and a large balcony, oriented towards beauty, became an indispensable attribute of the future house! Vladimir wanted to relax in nature in a wooden house, but it was necessary to build a house in a short time, and frame construction technology became the ideal solution for such problems! If we’re going to be different, it’s in everything! The house was made even more spectacular by the vertical finishing of imitation timber made of durable larch, painted in natural shades with emphasized wood texture. Laminated windows complement the modern look of the house! It turned out to be an excellent country house, with highlights and at the same time incredibly functional.

    It all started with an individual project found by the Customer’s family on a European website. It was with him that she came to our office for the first time. We made preliminary calculations for the project, took a tour of the existing construction site, shook hands and work began to boil! The architect improved and adapted the project to the site and the Client’s family; the foreman “planted” the house on the site. Based on geological surveys, it was decided to place the house on bored piles. The frame grew in a few weeks, then the roofing, insulation, exterior finishing! Over the winter, a house grew on the site. The customer invited a third-party technical supervisor who monitored the process independently of our multi-stage control. The color scheme for painting the imitation timber was selected by our manager and here in front of us is the bright and cozy country house of the Pushkov family’s dreams!

For city dwellers, whose everyday life passes at a crazy pace and constant tension, a country house is by no means a luxury, but the best way to relieve stress and restore lost energy. And if the site has not just a country house with amenities in the yard, but, for example, a spacious house with a balcony and terrace, outdoor recreation becomes doubly pleasant.

With the help of the video in this article, we suggest that you familiarize yourself with the proposals of designers who present interesting and sometimes unexpected solutions. We will comment on the presented options, and at the same time we will try to convince you that a terrace on a small balcony, equipped with your own hands, is not as difficult as it might seem at first glance.

A terrace is a landscaped area, and it can be located at any level: encircling the perimeter of the house, combined with a porch or balcony, or even located on the roof. Depending on this, materials for its cladding are selected.

For example, a terrace in front of a balcony can rest on a foundation, and its flooring can be made either by frame method or be a concrete surface lined with stone or tiles. The arrangement of all other options depends on what materials the structures that will serve as the basis for the terrace are made of.

Built-in terraces

If the terrace is located on the second floor, then the base under it will probably be wooden. In private houses you will not see such a balcony as we are used to seeing in high-rise buildings, where a concrete slab pinched at one end is installed between the floors.

By definition, if a balcony does not extend beyond the load-bearing walls, but is located on a common floor with the living space, then it is no longer a balcony, a loggia.

  • In principle, this is the same as a terrace, only the latter is usually more spacious in size. It doesn’t really matter which term to use. Most of us call such structures a balcony, regardless of whether they are built-in or external - although, of course, they are structurally different.
  • In private houses, including block and brick houses, beam floors are popular, as they have less weight, as well as an installation technology that is simpler for self-execution. It is on this kind of floor that the terrace on the second floor rests, if one is provided for by the project.

  • Above is a project of a house with two terraces, one of which is located at the entrance, and the second is directly above it, on the second level. They are built into the perimeter of the house, and the ceiling separating them serves as a canopy for one terrace and a load-bearing base for another. Accordingly, the upper terrace is located under a common roof with the house.

We think it is clear to everyone that houses with balconies and terraces located on an exploited roof are built only according to the project, since all the loads have been pre-calculated and the materials have been correctly selected. Even if the construction is carried out on its own, such structural elements of the building must be provided for in advance.

Remote structures

An extension can only be made to a house that is already in use, and it may well even be two-story. For example, on the first floor you can make a glazed veranda (see), and on the second - an open area where you can sunbathe. Only it is better to make the entrance to it not from the house, but from the street - do not break through the load-bearing wall so that you can go out to the attached terrace from the room.

So:

  • In principle, an extension can be made from any material - here you need to take into account what the walls of the house are built from. If they are wooden, then brick or stone pillars or walls will look, at least, funny. But wood is suitable for building an extension to any house: be it log or brick – it’s easier to work with, and the price of the structure is lower.

  • Metal structures look no worse, as you can see by looking at the photo presented as an example. To build the frame of the extension, you can use rolled steel and then line it with polyurethane stucco. You can also use an aluminum facade system with glazing, or install an original awning. As you can see, there are many ways to arrange a terrace.

Note! When it comes to terraces on the second floor, designers often offer built-in options. From a constructive point of view, they are more harmonious and more convenient for the inhabitants of the house, since they are under a common roof. External balconies and terraces do not have a roof, and are designed only in those houses where a mezzanine is provided.

  • A mezzanine is a small extension on the roof. It greatly decorates the house, and looks best when there is a balcony adjacent to it. In this case, it cannot be built in, since the mezzanine itself stands out from the general contour of the roof. In the project presented above, we see an option with a remote and quite spacious terrace, the protruding edge of which rests on pillars.

On the ground floor, almost along the entire perimeter of the facade, there is also a terrace. It is clear that all this was designed and built together with the house. But for those who are interested in how to build a terrace adjacent to an existing building, we can give many useful recommendations.

How to attach a terrace to your house

If an extension to the second floor creates certain problems due to the arrangement of the exit, and may simply turn out to be impossible, then making a terrace adjoining the first floor is not particularly difficult.

Arrangement of the base

The luckiest ones will be those whose plot has dense and dry soil, or the area around the house is concreted. In this case, you won’t have to make a foundation for the terrace, but you can get by with adjustable supports installed under the logs.

  • They perfectly distribute the load on the frame, and each of the supports is capable of supporting up to one ton of weight on its own. Both their design and the possibility of installing overhead elements allow you to raise the terrace to the desired height, adjust the slope of its surface, and also compensate for some terrain errors.

  • If the base is fairly level and the terrace does not need to be raised high, you can also use ordinary concrete blocks as supports for the logs. Like any other supports, they are installed at a distance of 40-50 cm from each other, and the horizontal surface is leveled.
  • The diagram below clearly shows how the terrace subsystem resting on concrete blocks is constructed. For this purpose, you can take products of the smallest format, but preferably full-bodied ones. Options made from cellular concrete, which, as is known, strongly absorbs moisture, should not be used, but concrete blocks with light filler are what you need.

  • In any case, drainage preparation is made for them in the form of crushed stone or sand and gravel backfill. It is advisable to treat the blocks themselves with water-repellent impregnation before installation. Logs, like logs, can be made from either solid natural wood or wood-polymer composite.

Note! A distinctive feature of the composite is the presence of polymer resins in its composition, which make the products practically impervious to moisture. In addition, both the logs and the board have a hollow structure and longitudinal grooves, which facilitates the outflow of water from the structures during rain. If the terrace does not rise high, that is, its surface will be in close proximity to the ground surface, we recommend giving preference to the wood-polymer option.

  • Terraces on adjustable and other surface supports are collapsible. But you can also attach a permanent terrace to the house - such as, for example, in the photo above. When it is built together with a house, it has a common foundation with it. If an extension is being made, then a separate foundation will have to be poured under the terrace (see), close to the existing foundation of the house, but without directly adjacent to it.
  • Its base part can be covered in exactly the same way as it was done on the house - and the impression of structural integrity will be created. Perhaps pouring a foundation strip will seem like an expensive pleasure to you, or the landscape of the site does not allow it. In this case, you can give preference to a columnar or pile foundation.

  • If there is a protruding plinth on the side of the house on which you can support the terrace framing beams, then you only need to install 4-6 point supports. They can be laid out from the same concrete blocks, bricks, or rubble stone. The piles can be used with screws, or they can be made using the Tise technology: install asbestos-cement pipes into the drilled holes and fill them with concrete.
  • Pillar and pile foundations are especially useful when you need to place vertical supports under a deck canopy. Embedded parts are embedded into the foundation, which will hold vertical posts made of timber or channels, or metal rod elements are installed, which will allow the construction of brick columns that support.

  • The flooring of a permanent terrace can also be framed. In principle, this is the only option convenient for implementation when the structure has to be raised high relative to the ground surface. But if this is not required, then you can make a slab foundation under the terrace, and then line it with tiles or stone.

Embedded parts can also be installed in a monolithic slab, allowing the installation of vertical elements. But if necessary, separate columnar supports can be provided under the canopy posts. Here, as in mathematics: the methods for solving a problem can be different, but the result in any case depends on the initial data.

Harness and canopy

It is clear that laying several beams on columnar supports is easier than doing concreting and waiting almost a month until work can continue - and such construction is much cheaper. Therefore, attached terraces, even permanent ones, most often have a frame structure.

  • What are its features? If the foundation for the terrace is made columnar, then in order to install the logs, you will definitely have to tie the perimeter of the flooring. It makes it possible to tie together point supports and give rigidity to the frame of the future terrace. The strapping also prevents the foundation from moving during the shrinkage process - and this is especially important where the soil is unstable.

  • When a permanent terrace is being built, on which there can be superstructures in the form of a gazebo, summer kitchen, or glazed veranda, then rolled metal can be used for tying and installing vertical elements. But if it is just a flooring that will have a maximum of two pillars for a canopy, it is better to use wood - for example: well-dried pine beams with a cross-section of 100*100 mm.
  • The fact is that when arranging point foundations with metal piping, the distances between the supports have to be reduced. This makes construction more expensive since more supports must eventually be made. Strange as it may seem, there are no such problems with wood: it is much lighter than metal and does not bend so much under its own weight.
  • They also make the strapping on a strip foundation, only structurally it may differ slightly. In this case, the logs can be rested directly on the foundation. In this case, the strapping no longer connects the supports, but the elements of the deck frame. But in any case, it must be firmly fixed to the foundation.

  • As for the extension, it doesn’t matter whether it is a terrace, veranda, or porch, the strapping is also attached to the supporting structures of the house: the base or the wall. All frame elements, both horizontal and vertical, are connected to each other by selecting grooves, as shown in the picture above, or by installing connecting consoles.
  • Wooden or metal plates, corners, and clamps can be used as additional fastening. The top trim is done in the same way - if the terrace is equipped with a canopy. In its simplest form, it is a pitched roof. Its slope is formed by installing a ridge purlin to the wall of the house, just above the level of the top trim.
  • If desired, you can make not just a canopy on the terrace, but a full-fledged gable or even hip roof - the main thing is to understand the rafter system. But, unfortunately, it is impossible to talk about everything at once within one article.

For those who are interested in how to make a beautiful roof over a terrace or gazebo (see); wants to learn about the details of foundation construction or methods of installing certain types of decking boards, there is a lot of useful information on our website. The mansard roof is of constant interest in private housing construction. The popularity of the design is well founded. Obtaining additional living space at a lower cost than a full floor is a profitable solution. They manage square meters in different ways: a study, a sleeping place or a relaxation room with a balcony - there are plenty of options. But the design of houses with an attic necessarily includes upgrading the roof. Options for cottages with an attic and a balcony will allow you to choose a project suitable for your own construction.

House with an attic: what you should know in advance

The development of a housing project with an attic necessarily provides for high-quality thermal insulation due to the significant temperature difference in the upper part of the building. Another issue that deserves close attention is the waterproofing of the room. Projects of houses with an attic predominantly use lightweight materials, this applies not only to interior decoration, but directly to the roofing and even furniture. Overloading the foundation and walls is fraught with the appearance of cracks.

Advice! For a compact attic area, it is optimal to provide a single space in the project. If you need to install partitions, it is better to choose lightweight drywall, which does not create unnecessary load.

Depending on the installation location, difficulties and additional costs may arise when installing windows. The inclined surface complicates the arrangement of the attic with window openings. If they are provided on the balcony, the work is carried out in the classical way.

Advantages and disadvantages of an attic roof

Projects of houses with an attic have a number of advantages compared to arranging a full floor:

  • The mansard roof provides economic benefits to the construction process.
  • A competent attic plan allows you to almost double the usable area.
  • The provision of communications increases the installation cost slightly due to their presence on the ground floor.
  • Heat losses through the attic are noticeably reduced. The design of a cottage with an attic is beneficial in terms of heating costs.
  • You can start arranging additional living space and a balcony after you move into the first floor.

The project of a house with a mansard roof is not without problem points:

  • An illiterate project or unprofessional builders can create a number of difficulties. Among them are significant heat losses, the formation of condensation inside the cottage or freezing of the attic.
  • A roof with windows is an expensive undertaking. The specific profile and installation features increase the installation work by one and a half to two times.
  • Natural lighting in the attic in the case of sloping window openings can greatly deteriorate during winter precipitation. If you choose a project with a balcony where classic vertical windows are installed, there is no problem of lighting disruption.

Design nuances

In order for an attic roof with or without a balcony to become a cozy place to spend time, some nuances should be taken into account.

Advice! The optimal height of the room is 2.5 m. Reducing the level will create operational inconveniences; exceeding it will lead to an increase in construction costs.

A pressing issue of the project is the roof structure. There are several options for arranging the roof, the choice of which depends on the area of the attic space:

  • The gable roof project utilizes 2/3 of the existing second floor space. In most cases, the attic is complemented by a balcony.
  • A sloping roof will allow you to fill the space more productively. In this case, 90% of the area is used.
  • To fully operate the upper tier, it is necessary to raise the roof by at least one and a half meters.

The project necessarily includes the arrangement of stairs. Compliance with ergonomic requirements and standards will make its operation safe and comfortable. A mansard roof with a balcony creates conditions for contemplating the surrounding beauty from the height of the second floor. Depending on the planned costs, you can choose a house project with an attic and a terrace, an example of which is shown in the photo below:

Project options

The choice of project depends on the purpose of the cottage with an attic, whether it will be a compact building for a country holiday or a full-fledged house for year-round use.

6x6 layout

A 6x6 m cottage project is usually chosen as a garden house, where a family can comfortably accommodate a family on a total area of 50 m2. Specialized companies can offer designs of houses with an attic and a veranda, photo below:

A compact cottage with a balcony looks presentable:

A significant advantage of small houses is savings on utility bills during the cold season. Recommendations for proper planning will ensure functional space:

  • An organic hallway setting will successfully solve the problem of distributing things. Built-in wardrobes and mezzanines accommodate most of the wardrobe and rarely used household items.
  • A project where the space under the stairs is used as a storage room is a godsend for small-sized housing with an attic. Conservation or household items will always be at hand without cluttering up the house.
  • Combining a kitchen with a living room is another popular technique in projects of small cottages with an attic. It is also appropriate to place the stairs to the upper floor here.
  • Combining a bathroom with a toilet and installing a shower helps save space.
  • Arranging a terrace in front of the cottage with an attic partially compensates for the lack of free space inside.

Options for 8x10 cottages

For your reference, there are two options for medium-sized cottages, the attic of which includes a balcony.

The first project involves construction from expanded clay concrete or brick. The attic includes a bathroom and three rooms, the design of which the owners choose at their discretion. Living room, bedroom or children's room are popular solutions. Large windows provide ample natural light. Two balconies offer picturesque views from different angles. The cottage fully meets the requirements of a residential building.

The second project will appeal to adherents of eco style. The first level is dedicated to a spacious living room, kitchen and separated sanitary rooms. The layout of the rooms in the attic is somewhat different. A wide staircase that provides a comfortable climb is the right solution for permanent residence.

Cottage with attic 9x9

From a planning point of view, house designs with a 9x9 m attic are considered optimal for living. In the classic design, there is a kitchen, living room, bedroom and bathroom below. The upper level is designed taking into account the needs of the owners. Bedrooms, office, mini gym, winter garden or workshop - there are many options. The difference with 8x10 projects is only in the outline of the base, but the internal arrangement is very similar.

When owners of suburban areas choose house designs, they strive to maximize the living space through various techniques. It is for this reason that houses with a terrace and a balcony are especially popular, because these functional additions allow you to temporarily or permanently remove some living areas from the rooms. The design company “Svoy Dom” in Moscow offers many interesting solutions for suburban construction, including a wide range of houses with a terrace and balcony at an affordable price.

Houses with a terrace and balcony - features

The balcony, unlike the loggia, is not located in the same plane with the facade of the house, but protrudes forward, thus adding usable space. The size of the balcony depends on your preferences. For example, if you plan to equip a full-fledged work room or dining area there, you should choose a larger balcony. You can also move some of the functional spaces onto the terrace.

Terraces and balconies are:

  • open - suitable for use only in the warm season;
  • closed (glazed) - suitable for use all year round.

Even if the terrace is glazed, in the warm season it is able to let in a large amount of natural light, and large glazed doors can always be opened and let fresh air into the house. The same applies to the balcony. These elements of the building allow for a smooth transition between the interior spaces and the surrounding nature, as if uniting them.
