But not everyone, but only a few, can buy luxury housing; and not many people can afford an ordinary one-room apartment.

This is a hotel type apartment, which became popular in the former Soviet Union. Such housing was intended for production workers, and construction was often carried out with their help. It was considered something in between, between a hostel and a full-fledged apartment.

Such housing was allocated to single workers or couples without children, for whom, as at that time it was believed, a room from 9 to 17 square meters was sufficient. m. If the family grew, that is, children appeared in it, then the workers should have received a spacious apartment. This is the feature that hotels had in Soviet times. Therefore, many families remained to live in such hotels and small families, but only with large families.

What does it look like

The hotel is a living space that resembles a one-room apartment, but is much smaller in area. It may have a combined bathroom or just a toilet; there may be no kitchen at all, and if there is one, it will be of a very tiny size. The building in which such apartments are located can have from 5 to 16 floors and does not have balconies. As a rule, this is one entrance. The rooms are located on both sides of the stairs in a long and narrow corridor.

If there is a kitchen in it, then it is a separate corner or niche into which the water supply is routed. In such a niche, naturally, there is no special lighting.

The advantages of such housing

Only 2-3% of the total number of these offers remains on the real estate market. But the demand for such housing exceeds these figures tenfold. The advantage of the hotel is:

  • low price;
  • separate room;
  • good location;
  • the ability to always sell it;
  • low utility costs;
  • during renovation – significant savings (compared to an apartment);
  • if such living space is rented out, then it can be forgiven as for a normal one-room apartment;
  • Cleaning requires very little time.

The cost of this type of housing is low, as there is no comfort that people are used to. The difference between a gostinka and a small-family home is still clear. Despite the large number of neighbors, this is not a dorm room, not a communal apartment, but separate apartment. During the construction of such houses, the proximity to transport links and social infrastructure was taken into account. In the recent past, it was possible to rent inexpensive housing in such a house for a short time.

Flaws

  • Finding such housing to buy is very difficult; there is practically nothing to choose from;
  • If you happen to meet a suitable version of a small family, then his condition is very deplorable.

Of course, for a young couple this is not an obstacle, the main thing is that they have their own home, and repairs, compared to even buying a hotel, are trifles. Modern studio apartment

It can be safely called the legal successor of the hotel. That's just its area will be slightly larger. This format of housing, according to real estate experts, can be divided into two types:

  • studio apartment up to 25 sq. m. in an economy class house, which is very similar to a hotel;
  • luxury studio apartment with an area of ​​more than 50 sq. m.

There is little demand for luxury apartments, but there is always demand for economy class studio apartments and small families. The main buyers of such housing are young people under 30 years old.

To get a guaranteed profit, investors actively take advantage of the studios. However, there are not so many offers, but the demand is great. If we look at the statistics, there are 5% of such apartments in the capital, and 7-8% in the regions. Getting a hotel in the 70s of the last century in the Soviet Union was considered a great success. The queue for full-fledged apartments stretched for decades, and living in a hostel for a family is not entirely convenient. The layout of the living room copies the modern one studio apartment. However, there is a significant difference - the area is reduced significantly. There was no kitchen included in the plan. It was expected that the resident would eat outside the home (for example, dine in the work canteen). In practice, the kitchen corner was equipped everywhere.

Hotel-type apartments were built in separate houses, which were originally designed for such housing. A hotel-type room differs from an apartment in that the bathroom is intended for two or three rooms, which are located in a block behind a separate common entrance door.

The purpose of designing such houses was to reduce the cost of a single living room as much as possible. Hotel-type houses are:

The difference between a hotel and a one-room apartment:

  • location in a hotel-type building where there is no other accommodation.

All of the listed differences could be attributed to the disadvantages of small-sized apartments, if this were not covered by the budget cost of this type of housing. The lack of gas stoves and water heaters can be considered a disadvantage, since many modern residential buildings are designed with electric stoves.

Being a relatively inexpensive and self-contained type of living space, the gostinka is consistently popular. There is a completely pragmatic explanation for this. Despite the fact that a typical hotel is located in houses that are more than half a century old, they are located in the central part of modern cities, where housing is a priori expensive.

Advantages of KGT:

  • convenient location, close to the city center;
  • availability of high-quality social infrastructure;
  • proximity to transport;
  • walking distance to educational institutions and work;
  • low cost in comparison with full-fledged apartments in the same area;
  • isolation of housing in contrast to a room in a dorm or in a communal apartment;
  • low cost of housing and communal services;
  • low property tax.

The space in a hotel-type house is attractive for generating passive income. Photos of the hotel can be seen among advertisements for renting expensive apartments. The convenient location and modern renovation of the hotel make it competitive in the rental housing market. The rent upon delivery is comparable to the payment for a full-fledged apartment. Maintenance costs are lower.

It also performs the function of zoning the room; it is a kind of screen that separates the kitchen area from the sleeping area. The small kitchen set has facades in orange and light green colors. It is complemented by a washing machine - unfortunately, it is impossible to place it in the bathroom. The kitchen area is further emphasized by a different floor covering.

Each zone has its own lighting. The only room combines the functions of a living room and a bedroom, its image is bright and dynamic. Colorful photo wallpapers depicting lush green foliage in the sun's rays are used. The bluish ceiling creates the feeling of a high, serene sky.

In general, the interior seems to transport us to a fine summer day, which is so pleasant to spend in the fresh air, inviting us to be alone with nature. After all, a modern person who lives in a large city lacks communication with nature.

Despite the financial crisis, inflation, and any political changes, there will always be demand for housing. After all, students graduate from college and leave the dormitories, some married couples, unfortunately, get divorced and are forced to exchange apartments, lovers get married and want to live separately from their parents, families have children, and they, in turn, grow up over time, graduate from college and also looking for their own home. This is how we get the “circle of apartments in nature.” Another thing is that only a few can afford luxury housing, and not everyone can afford a full-fledged one-room apartment. Where did the hotels come from?

Hotel-type apartments (KGTshki) were actively built in the Soviet Union in the 1960-1970s. They were intended for production workers, and were often built with their help. At that time, a hotel apartment was considered a “transitional stage” between a hostel and a full-length apartment. It was assumed that a room of 9-17 square meters would be enough for single workers or young couples without children. m. Canteens, which were often located on the ground floor of the same house, were intended to feed them. And a Soviet citizen had to wash in public baths. And by the time the family grew, the workers should have received a more spacious apartment. The features of the hotel layout are associated with this point of view. That’s why so many people still live in apartments called “gostinka”. What it is?

What do the hotels look like?

The prototype of Soviet hotel-type apartments became popular in the 20-30s. of the last century in America there were so-called studio apartments. They just differed in a slightly larger area, unlike our housing. So, KGT is a living space reminiscent of a one-room apartment, but much smaller in area, with a combined bathroom (however, sometimes only with a toilet) and a tiny kitchenette or even without it at all. In addition, the hotel is the building itself where such apartments are located. It usually has from 5 to 16 floors, mostly without balconies. As a rule, there is one entrance, with apartments located on both sides of the stairs. There can be from 10 to 50 of them on one floor, on both sides of a long corridor.

Apartment-room

Design features depend on the type of housing. There are only two of them: room and apartment. The first option is a room with a tiny hallway and a bathroom, which has a toilet and although the latter may not exist at all. There is no space allocated for a kitchen. Sometimes there is a small nook without a window that can be adapted for cooking. The entire space occupies an area of ​​13-18 squares.

Apartment type KGT

There is also an apartment-type hotel. a larger living space (up to 24 sq. m), in which, in addition to the room, there is also a kitchen, albeit a very small one (about 5 square meters). The bathroom is also combined with a sit-down bath or shower. In fact, we can say that this is a full-fledged one-room apartment, only there are more neighbors on the floor.

The advantage of such housing

Despite the very small area, the hotels are in stable demand in the real estate market. And the reason for this is the fairly low price, compared to the same “one-room apartment”. It is quite natural that yesterday’s students or young families cannot afford to immediately buy a full-length apartment, but KGT is much more democratic, and if necessary, mortgage lending can help. Of course, often, when a realtor offers to look at a hotel, buyers refuse, considering such housing to be something like a dorm room or However, this opinion is not correct, because, in fact, a hotel is the same separate, isolated housing, only of a smaller area. And quite often you can find an improved layout and quite interesting variations on the theme from talented owners.

How to arrange a small space?

Hotel design is, of course, difficult, but quite possible. The main thing in this process is zoning the space, separating the kitchen from the bedroom. Decorative plasterboard partitions, glass structures or interior items can help with this. For example, at the border between the kitchen and the recreation area, you can place a rectangular dining table or bar counter. Then the hostess will not have to interrupt the conversation with the guests during a change of dishes. The role of a partition can also be played by a shelving unit, a computer desk or a sofa. Transformable furniture is ideal for an apartment such as a living room. The photo clearly demonstrates the advantages of this solution.

This can be. At the same time, it can be a podium for visual zoning of the room, and underneath it is possible. A lift-up bed takes up very little space. It can be easily lowered at night and gives you plenty of space to entertain guests during the day.
