Distinctive features: the P-44T series of houses differs from its predecessor - the P-44 series (which was built in 1979-1999) by increased thermal insulation of the walls, ventilation duct in the hallway (and not in the kitchen), glazed loggias, bay windows and half-bay windows, as well as recognizable brick exterior finishing

Other advantages: increased sound insulation, heating devices with temperature controllers, copper wiring, technology " closed joint(seam)", world standards for capital strength and fire resistance (1st class), modern system security (response to opening doors of the basement, electrical room, attic, elevator shaft; warning system for flooding, fire). Fast pace of construction (1st floor in 3 days): specialists www.1Dom. ru have not identified a single case of long-term construction of houses of this series.

Flaws: quality of installation of external walls in separate buildings

Manufacturer: DSK-1 (the largest enterprise in the Russian construction industry)

Designer: MNIITEP (Moscow Research Institute of Typology and Experimental Design)

Design characteristics and appearance houses of standard series P-44T are in many ways similar to houses of the P-44M series,

The first house of the P-44T series was built in 1997 on the street. Marshal Vasilevsky (Shchukino). One of the most recognizable multi-storey stepped residential complex with spiers on Rubtsovskaya embankment in Moscow, shaped like a castle, built from block sections of the P-44T series

discussion on the forum (reviews, redevelopment):

Innovation of domestic construction

The P-44 design series was first implemented in the late 70s. At that time, the house built according to this project was considered original, having no analogues in domestic construction. Indeed, the 10 m2 kitchen seemed huge compared to the standard 6 m2 plus one. A hall appeared in the apartments, which was not the case in Khrushchev’s houses. The smallest hall is in a two-room apartment (50.2 m2), and is 4.8 m2. In a three-room apartment the hall is as much as 13 square meters, and in a one-room apartment it is 6.5 m2.

At the entrance to the entrance there is a place for a concierge; the house is equipped with a freight and passenger elevator. Each apartment, with the exception of the first floor, has balconies.

A separate bathroom is provided only in two- and three-room apartments, in one-room apartments it is combined. The house has a garbage chute with loading valves on each floor.

The P-44 series was built with improved operational features. The builders used three-layer panels with interlocking joints. Characteristic feature apartments was that there were no walk-through rooms. The external walls were constructed from curtain walled three-layer panels. Reinforced concrete slabs and panels are used for floors, interior and partition walls.

Interesting feature three-room apartment it became possible to redevelop it, which was not previously envisaged. The fact is that the partition between the living room and the corridor is allowed to be demolished; the wall is not load-bearing.

The roof of the house has flat roof, the attic is insulated, so the cold from the roof does not blow into the upper apartments. Over residential floor a technical floor is provided.

At the final stage, attention was paid to the exterior finishing. Gray, nondescript houses are a thing of the past; panels for houses of this series began to be decorated with glazed facade tiles beige, blue and light green shades. This facade gave the building an elegant and neat appearance.

Among the other advantages of early P-44 houses are the internal concrete walls, in which expanded clay is absent. Thanks to this, it is easy to drill a hole in the wall for household needs. A smoke removal system has been designed in the floor corridors.

The disadvantages include the mediocrity of fastening the panels in some buildings, as well as crooked floors on the balconies. The three-room apartment has a small living room (11 m2). The designers didn't bother to change it standard height ceiling, it still remained 2.64 meters.

Apartment layout P-44

The apartment building P-44 is divided into sections - they are ordinary and corner. Depending on the type of section, they are distinguished different layouts apartments In the corner section there are 4 apartments: two 2-room and two 3-room.

There are also four apartments in the ordinary section. These are two 2-room apartments with different areas: 50.2 m2 - linear and 57.8 m2, popularly called a “vest”. The other two apartments are a 3-room apartment of 73.8 m2 and a one-room apartment of 37.8 m2.

The P-44 house project is a mass series; such houses are found not only in Moscow, but in other cities of Russia and Ukraine. Residential areas were built according to this project in the 90s; at the beginning of 2000, the manufacturer switched to producing new modified series P-44T And P-44K .

The ceiling height of residential premises is 2.64 m. The apartments have convenient layout, spacious kitchens and hallways, large bathrooms. Houses of the P-44 series have been built since 1979. The advantages of their design in comparison with houses of earlier construction: the size of the kitchen (8-10 sq. m), the absence adjacent rooms, comfortable bathrooms, spacious hallways, each apartment has a balcony(s), two elevators.

Let's visit 3 today room apartment, panel house of the P-44T series from the developer DSK-1
The apartment turned out to be nice and spacious, but the designers didn’t go crazy with the design and the layout turned out to be similar to other similar three-room apartments panel houses. The rooms are all isolated from each other. A large bay window was added in the kitchen and in the room corner apartments there is a triangular bay window. Two rooms have balconies.

We will consider the layout of a three-room apartment with the following dimensions:

Room with a balcony 17.8 sq.m. (number 1 on the diagram)

Room without balcony 14.1 sq.m. (number 2 on the diagram)

Room with balcony, iron 11 sq.m. (number 3 on the diagram)

Kitchen with a large bay window 12.9 sq.m. (number 4 on the diagram)

Corridor with entrance hall 14.6 sq.m. (number 7 on the diagram)

Living area 42.9 sq.m.

The total footage of the apartment without balconies is 70.4 sq.m.

layout diagram of a three-room apartment P-44T with dimensions

Opening front door and we find ourselves in the dressing room. In front there is a wall with an opening in which a small arch was originally made. On the right behind the door, there is a small space where a small dressing room or shoe cabinet can fit.

In this version we see an example of such a shoe cabinet.

This place can also be taken by a beautiful large full-length mirror.

We go forward and find ourselves in the very center of the hallway. Three doors greet us. Large on the left double door leads us to a room of 11 sq.m. and a balcony shoe. And two adjacent doors are rooms. Which is rightest large room 17.8 sq.m. with a balcony boot, and that on the left is a small room of 14 sq.m. no balcony.

Some interesting ideas in the design of the hallway of a three-room apartment. The photo shows that compartment doors were installed in the room closest to us on the left.

Another interesting option hallway Lighting was installed in the arch.

And here, on the right side of the blue hallway, columns with lighting were used in the design.

Arrangement of furniture in the hallway

If you need more space in the rooms and not clutter the rooms with closets, the hallway is suitable for these purposes.

By long wall a large closet will be installed.

Who hasn't completely gone into e-books, but collects a home library at home, interesting solution It will be possible if you place shelves for books in the hallway.

Corner shelves will fit in the corner.

Room with balcony iron

From the hallway we enter a room with a large doorway. Typically this room is used as a living room or hall. The room, although not very large, is square.

And if you remove window frames and dismantle part of the window sill, you can extend the room and connect it with the balcony.

Three rooms are not always enough for residents. Workrooms are often set up on balconies. It turns out that they too are in a situation where every square meter is valuable.

Let's turn our backs to the balcony and watch two interior doors, in a standard final renovation plan from the developer DSK-1

You can play around the doorway a little. Build a small arch and change regular doors for sliding ones.

Two doors eat up a lot of space. And if you make a one-door opening, you can put a corner cabinet in the corner of the room.

And sometimes the entire wall is completely dismantled. And instead of a room, it turns out to be a spacious hall connecting into one whole with the hallway.

Large room with balcony Shoe

Standard large room with its own balcony. The size along the long wall is 5.56 sq.m and along the short wall 3.22 sq.m. Can be intended for both parents and children's room.

If the balcony is insulated, the walls can be covered with wallpaper. Place sockets on the balcony and hang lamps for lighting.

The walls that we remember from Soviet times are becoming less and less popular. Instead, long chests of drawers often appear in apartment designs and interiors.

But flowers were in fashion and still decorate our apartments.

Room without balcony

In the third room there is no balcony. Large and wide window. Size on one wall 4.34 sq.m. and on the wall with a window 3.22 sq.m.

Good place for a bedroom. Dense dark curtains, will help you isolate yourself from the morning sun and sleep on a soft bed on your day off.

Large paintings on the wall above the bed look original.

The closet will not extra item in the room.

Bath and toilet in a 3-room apartment

We leave the room and go to the kitchen. Along the way in the corridor we come across the doors to the bathroom and toilet, and on the right of the corridor there is an empty but very convenient space for a closet.

One of the most popular series built in Moscow. It got its name due to the panel structure, while the shape of the house usually takes the form of the letter “P” or “G”. Houses of this series have been put into operation since the late 70s. to 2000 It already exists in various modified versions, such as I-1731 (several houses built in the late 90s, which differ decorative panels lower floors and soft cladding of the upper ones); P-44T (from 1997 to the present, improved external finishing buildings was added attic floor); P-44K (from 2006 to the present, they have a compact shape, and therefore there are only one- and two-room apartments); P-44M (from 1997 to 2000, four-room apartments and attics appeared in the layouts, bay windows and additional bathrooms were added), P-44T25 (from 2005 to the present, the features of this series are panoramic windows in apartments with winter garden and spacious kitchens up to 16m2); DomNad (from 2015 to the present, flat facades, the absence of bay windows and “hidden” behind facade panels loggias); DomRik (from 2015 to the present, updated heat meters have been installed in the heating system, metal-polymer pipes have been used in the water supply and heating systems).

Residential sections in house series P-44 They have two types - corner and ordinary. If the series is ordinary, then there are four apartments per floor: two two-room apartments with an area of 50.2 sq.m. and 57.8 sq.m., one one-room with total area 37.8 sq.m. and one three-room apartment with a total area of 73.8 meters. There are only two- and three-room apartments in the corner section. The internal walls are load-bearing with a pitch of 3.0 and 3.6 m, concrete panels 18 cm thick. External wall panels- hinged, reinforced concrete three-layer panels 22 and 28 cm thick, lined with large-sized glazed ceramic tiles. Floor panels rest on interior walls. A monolithic reinforced concrete slab on a natural foundation was used for the foundation.

IN one-room apartments The wall between the kitchen becomes the load-bearing one; the floor slabs lie on it, and if there is no wall, the slabs will fall. The maximum that can be done is to create an opening in the wall between the kitchen and the room that is wide in general cases. However, the layout itself is quite comfortable: the rooms are isolated, the hallways are large, the kitchens are at least 8 sq.m. IN series residential buildings P-44 The disadvantages include a small living room in a three-ruble ruble apartment - only 11 sq.m.; The standard ceiling height for that time was 2.64 meters. Also, many residents complain about the dampness of the latest models and the fact that in some houses the balcony floors are made crooked.

The houses provide such amenities as 2 elevators: with a lifting capacity of 320 and 500 kg with an overhead machine room; as well as garbage chutes with a loading valve on each floor. The number of floors varies from 8 to 17, and therefore the number of entrances is from 2 or more. As fire prevention measures To prevent smoke from filling escape routes, the house is equipped with smoke removal and air pressurization systems, which are turned on automatically by signals from apartment heat detectors and from buttons installed in fire hydrant niches on each floor. As backup fire escape routes for residents on floors 2-16, there are transitions along balconies to adjacent sections, and in the loggias of apartments at the ends of the building there are hatches and stepladders at the level of floors 2-16.

Due to the fact that the houses of this series can last for a very long time, you should not hope for demolition in the near future.

Panel houses of the P-44 series are the most popular standard series of residential buildings in Moscow. Unlike other projects of the late 70s. P-44 was developed from scratch, taking into account experience in designing multi-storey buildings. The houses of the series were distinguished by their improved apartment layout, large kitchens and the presence of a freight elevator. Main buildings: 1978-2000

In Moscow panel houses type series P-44 were built in most areas of mass development: Krylatskoye, Strogino, Khoroshevskoye highway, Khoroshevskoye-Mnevniki, Mitino, Zelenograd, Khovrino, Beskudnikovo, Businovo, Degunino, Otradnoye, Sviblovo, Izmailovo, Novokosino, Vykhino, Zhulebino, Pechatniki, Nagatino , Chertanovo, Zyuzino, Maryino, Brateevo, Orekhovo-Borisovo, Moskvorechye-Saburovo, Northern Butovo, Tsaritsyno, Konkovo, Ramenki, Solntsevo, Novo-Peredelkino, Cheryomushki and Fili.

In the Moscow region, houses of the P-44 series were built in the cities of Khimki, Korolev, Balashikha, Reutov, Lyubertsy, Dzerzhinsky, Shchelkovo, Chernogolovka, Elektrostal, Zheleznodorozhny, Balashikha, Reutov, Lyubertsy, Dzerzhinsky, Serpukhov and Odintsovo. Also, houses of this series are present in the cities of Rostov-on-Don, Yaroslavl, Ivanovo, Petrozavodsk, Nizhnevartovsk, Tynda and Krivoy Rog.

The series of panel houses of the P-44 series are not included in the list of those to be demolished; the likelihood of demolition, even in the long term, is extremely low. The beginning of mass refurbishment (overhaul) in Moscow: 1st half of the 2010s.

All rooms in the apartments of the P-44 series houses are isolated. Each entrance has one passenger and one freight-passenger elevator. Houses of the P-44 series are equipped with a smoke removal system from floor corridors; there is no fire balcony. Kitchen stove- electric, natural exhaust ventilation, units in the kitchen and bathroom. Garbage chute on the stairs, with a loading valve on the landing.

Unlike, houses of the P-44 series provide for the installation of external walls from three-layer curtain panels, which significantly improves thermal insulation characteristics series. Another advantage is the possibility of demolishing the partition between the corridor and the living room in a three-room apartment.

Based on houses of the P-44 standard series, a number of modifications have been developed: (built since 1997), (since 2006), . At the end of the 1990s. several houses of the I-1731 series were also built, differing from P-44 only in the fact that they were lined soft tiles upper floors and gray decorative stone-like panels on the lower floors.
