In some cases (for example, if a metal tile system is being installed on top of an old soft tiles) this is possible. However, it is necessary to understand that a damaged base can begin to rot and, thereby, provoke failure of the new layer. This is why we would not recommend laying new materials on top of old ones. It is better to remove the damaged building material and completely complete the required work, as required by technology.

As practice shows, the overwhelming majority of roofs in ordinary private houses are built in such a way that there is no need to dismantle the roofing base to install an additional insulating layer. If we talk about multi-apartment buildings, then the situation is different: since in multi-storey buildings When fused coatings are used, insulation becomes impossible.

If damage is present individual elements structure, then only these parts can be replaced. In this case, the area of damage should not exceed 35%. For larger problems, it is worth doing complete replacement rafter system.

Urgent repairs are required if there is a serious violation of the tightness of the coating: it may be necessary if part of the roof is torn off, water leaks during precipitation, peeling, rupture or swelling roofing material.

We provide the following warranty periods:

  • soft roof: 5 years
  • metal roofing: 3 years
  • roll and bitumen coatings: 3 years
  • polymer tiles and seam roofing: 6 years.
The warranty period depends on the type of work performed and is calculated when drawing up a repair plan. Data on warranty periods in mandatory are announced to the customer before the start of work and are included in the contract.

Any leak is a problem that requires careful and timely repair. Firstly, it is important to correctly determine the cause of the leak. Secondly, when self-repair there is a risk of damaging serviceable elements located nearby. If you are not a roofing specialist, we recommend calling a specialist who will not only fix the problem, but also provide a guarantee for his services.

In order to accurately determine the cause of the appearance of water, an examination will be carried out by a specialist. You can independently determine what is causing the appearance of moisture using the following signs:

  • when a leak occurs in the roof, water begins to drip in the warm season after rain, and in the cold season during sunny weather and sudden warming.
  • When condensation accumulates, moisture appears constantly and is practically independent of weather conditions.
For an accurate diagnosis, we recommend calling a specialist who will accurately determine the cause and tell you what actions need to be taken next.

Violations of the integrity of the roofing sheet sooner or later lead to leaks and gradual destruction of the structure of the building or structure itself. That is why it is important, if such defects are detected, to contact a specialized construction company with the task of restoring the waterproofing properties of the roofing sheet.

Crack in the roof

Peeling of roofing elements

Most often, flat roofs are covered with roofing felt or its analogues from a series of built-up bitumen, so let's start with them.

Repair prices

Local damage (cuts, breaks, penetrations)

How to repair a roof? Mechanical damage to the roof surface can occur as a result of its clearing of snow in winter period, hail, human movement. Other possible reasons: deformation of the base and initial defects made during installation of the coating.

Local defects are eliminated by installing a patch on the damaged area. The patch is cut from the same material as the main coating. Its edges are rounded to reduce the likelihood of detachment, and the size is made to cover the defect by 10-15 cm in all directions.

Traditional repair algorithm:

  • the damaged area is cleaned (including from the protective coating) and dried;
  • cut out the patch;
  • glue it onto mastic or fuse it using a hair dryer;
  • smooth the patch with a roller or other suitable object to align the edges of the patch with the main surface.

If everything is done correctly, the integrity of the roof will be completely restored, and the patch will be almost invisible.

Extensive damage to the bitumen roof

Occurs most often if moisture seeps under the bitumen layer, becomes damaged and begins to rot. large plot roofs. To restore the integrity of the coating, perform the following actions:

  • the damaged area is cleared of gravel (if there is a sprinkle);
  • cut out a square or rectangular piece of fabric containing the damage (layer by layer);
  • clean and dry the formed hole;
  • using a cut piece of canvas as a template, cut out as many patches from the bituminous material as the number of layers it was decided to replace;
  • spread mastic on the exposed area and glue the patch end-to-end, smooth it with a roller;
  • glue the next layers of patches in the same way;
  • cut out another finishing patch so that it covers the damaged area by 10-15 cm on all sides;
  • spread the mastic and glue the patch onto it, smooth it with a roller.

When using a weld-on material, repairs are carried out in the same way, with the exception of the use of bitumen mastics for gluing the patches. The patch cut from the waterproofing is heated from below with a hot air gun until the adhesive bitumen layer melts. After which the patch is placed in place, fixed and smoothed with a roller.

Cracking of bitumen surface

Bituminous materials are susceptible to the formation of small surface cracks caused by exposure to the sun and high temperatures.

To seal surface cracks, do the following:

  • the damaged area is cleaned of dirt, old mastic and coating (if any);
  • dried;
  • cover with mastic in 2 layers;
  • fall asleep renovated area coarse sprinkles.

It is also possible to apply a patch made of the same material as the main coating to the area with a network of cracks. In this case, its size should cover the area of the defect by 10-15 cm on all sides. The patch is glued on top of the mastic, when choosing a fusing method down side The patches are preheated with a jet of a hot air gun.

Air or water bubbles

Formed as a result of seasonal or daily temperature fluctuations in summer period when the roof quickly cools and warms up. The air in the insulating layers of the roofing carpet expands and “inflates” bubbles. The same thing happens if moisture seeps into the under-roof space. When heated, it evaporates, forming swellings.

Repair work to eliminate bubbles:

  • remove layers of topping from the swelling area;
  • the place of swelling is cut lengthwise with a knife or an envelope (crosswise), the edges are folded back to dry parts;
  • dry the inner surface;
  • clean it from contaminants;
  • treat the cavity bitumen mastic;
  • glue the bent edges back onto the mastic, press and roll the restored canvas with a roller;
  • a pre-prepared patch is glued with mastic or fused to the cut site, overlapping it by at least 10-15 cm, and pressed with a roller.

Peeling of the waterproofing carpet from the base

Bituminous roofing is famous for its long service life, it reliably protects the roof from rot, fungal formations, has frost and heat resistance, but from time to time, like the entire building as a whole, both main and preventive maintenance bitumen roofing.

Modern markets They are replete with a variety of different putties, plasters, sealants and other materials. Choose quickly and correctly required material, without having specialized skills, is not at all easy; moreover, the choice of material depends directly on the type of work being carried out; it may be necessary to repair the roof with bitumen mastic or replace the insulation. Although restoration work does not require special skills, without having special knowledge repairs can be delayed, and the cost of the work will increase significantly. Moscow was not built in a day! It is more competent and reliable to contact specialists in this field; they will quickly and efficiently bring the roof to its original appearance.

Stages and deadlines

Specialists take into account modern technology, select the appropriate mastic to repair the roof, and repairs are carried out in the shortest possible time.
How the restoration work takes place:

1. The roof is assessed, a specialized team assesses the amount of work required, its integrity is checked and areas with damage are identified.

2. Selection of technology and materials to eliminate the shortcomings identified at the first stage.

3. Cleaning the surface requiring repair from foreign debris.

4. Temporary dismantling of auxiliary elements (low tides, gutters, etc.).

5. Removal of old roofing material, or partial removal areas of roofing material requiring repair.

6. Preparation for laying new roofing material (Replacing insulation, filling with expanded clay, etc.).

7. Flooring, laying bitumen material.

After restoration work the roof will return to its original appearance, competent professionals will restore the bitumen roof of your building guarantee period services, repair of bitumen roofing is carried out in any weather in a short time using modern technologies, specialists use high-quality, appropriate bitumen roofing material.

Currently, there are many soft roofing materials on the market that have various properties, appearance and scope. However, the most common are the following types soft roofs:

— roofs made of rolled materials made from cellulose, fiberglass and foil. This sheet material various textures and colors. They are distinguished by high mechanical strength and long service life (more than 30 years);

- soft tile roofing - differs from rolled roofing in its greater thickness and surface, which is usually stylized to resemble tile elements. Due to the fact that soft tiles are produced in the widest color scheme and a huge variety of shapes (hexagons, rectangles, etc.), this type is the most popular and used today;

— Ondulin is bitumen-cellulose sheets made in the form of a profile. This material has all the properties of soft tiles, and is installed in the same way as metal tiles and slate. Ondulin sheets have quite a lot of rigidity, so during installation they do not require a continuous base of plywood, like other roofs made of similar materials.

One of the main reasons why a soft roof wears out and needs repairs is damage to the bitumen. Over time, bitumen wears out and is destroyed by weather conditions. Bitumen roofs should be checked to identify hidden damage and defects at least once every 2 years, in order to avoid large investments in repairs in the future. In the spring, when the snow begins to melt, we usually check for the appearance of wet spots on the ceilings of rooms that are located on upper floors buildings, the presence of swelling of the coating, whether the aprons are properly secured, the condition of the waterproofing.

In summer, roofs are examined for cracks and bubbles in the coating.
In the fall, they determine whether the walls get wet if there is a drain outside, find areas where water stagnates - if there is a drain inside, as well as the degree of clogging of the funnels
In winter, the thickness of the snow cover and the presence of icing on the roof are usually examined, and it is determined whether drainpipes traffic jams and the likelihood of icicles forming on the roof.
The main defects and damages are: damage from television antennas, tree branches, the presence of mosses, fungi, small cracks and plants, as well as peeling of bitumen panels and violation of the roof seal. All this can ultimately lead to the formation of leaks, which usually appear after rain or when the snow begins to melt, or from time to time - the so-called “flickering leaks”.
Typically, the cause of leaks after rain is either mechanical damage and deformation, which, as a rule, are associated with unskilled installation of a built-up roof or the use of low-quality materials when installing roll roofing.
If the roof began to leak shortly after the snow began to melt, then this is most likely due to the formation of small cracks in places where roll materials adjacent to ventilation shafts and stacks.
To carry out high-quality roof repairs made from rolled materials, you must first of all use quality materials– usually bitumen or fiberglass.
With the “flickering” nature of the leaks, as a rule, there are microcracks that are caused by poor-quality installation of the fused roof, violation of the installation rules when installing roll roofing, or the choice of low-quality roofing materials,

Repair work on roll roofing is divided into:

- current repairs of rolled roofing, which are carried out if there is less than 40% damage to the roof from its total area;
— work on the overhaul of the built-up roof, which is carried out if there is more than 40% damage to the roof made of built-up materials of its total area.

Carrying out current repairs roofing of apartment buildings or other buildings is carried out in the presence of minor diverging joints, cracks, small holes and swellings. Not large cracks are eliminated by pouring hot bitumen or resin, gluing a piece of roofing material on top.
If you need to eliminate loose joints, you need to lift the roofing material and dry the surface using gas burner. Next, coat the joint with bitumen, put the roofing material in place and coat the top again with bitumen or resin.
To eliminate swelling, the roofing material is cut crosswise, the edges are folded and thoroughly dried using a gas burner. Next, the swelling site is filled hot mastic and the cut edges are placed in place, pressing firmly. The cuts are coated with bitumen, and a new piece roofing material, which is also strongly pressed down. Usually the patch overlaps the seams by at least 10-15 cm.

Major renovation soft fused roofing of an apartment building

roof repair work is carried out in several stages:

1) The old coating of the fused roof is dismantled using special equipment, with the help of which the rolled roof is dismantled and it is immediately rolled into rolls. The surface cleared of rolled materials is examined to find small or large cracks, as well as other damage. If no such damage is found, then the second stage of overhaul flat roof is not carried out, but, as a rule, it is dispensed with in very rare cases.

2) Restoration of cement screeds and installation of heat-hydro-vapor barrier. After cleaning the surface of the built-up roll roofing, pour cement strainer, which is sometimes covered with a layer of thermal insulation, usually gravel or foam. Then the screed is primed with bitumen resin to form a film on the screed that will not prevent the evaporation of moisture.

3) Laying a built-up roof from new roofing materials
When the cement on the screed has hardened, work begins on covering the roof with new roll materials. Typically these are materials based on fiberglass, which is more resistant to various types of damage. Installation of a built-up roof usually begins from the bottom of the roof, and the remaining rows of material are laid overlapping. The size of the overlap directly depends on the pitch of the roof. Typically, the layers are laid so that there is no overlap between two adjacent seams of adjacent coatings. If roofing material is used when covering the roof with rolled materials, then it is imperative to install protective layer from stone chips. Modern materials which are used when installing roll roofing already contain stone chips and a layer additional protection not required.

So, summing up all of the above, we can conclude that dismantling the built-up roll roofing and installing the roll roofing are not particularly difficult. First, it is necessary to conduct an inspection to detect damage to the roof and individual minor defects. If, after inspecting the roll roofing, there is minor damage, it is enough to carry out minor repairs and seal the damaged areas of the roof. But if there is significant damage to the roof, this already requires major repairs; dismantling of the old covering and, accordingly, installation of a new one is necessary. roll covering.

Metal tile repair

In case of poor quality roofing works When installing metal tiles, mechanical stress on the roof causes the roof to become unusable and its service life and operation are reduced.
When on roofing Leaks appear after regular rainfall - urgent emergency roof repairs are required. It is performed on an emergency basis in case of roof damage as a result of natural disasters and other natural factors, as well as due to improper operation. Stagnation of water in the space under the roof can lead to the appearance of mold, and sometimes to short circuits in the wiring and roof collapse.
During this repair, worn or damaged parts of the roof are replaced. As a rule, valley strips or strips adjacent to walls and pipes, which are most susceptible to corrosion, are most often replaced. Next, the roof is inspected in order to detect mechanical damage to the roof covering (holes). Such holes are repaired using patches; they are made from burlap or tarpaulin. Repairs using patches are made on holes ranging in size from 30 mm to 200 mm; holes of smaller sizes are repaired using roofing sealant. Drying oil is applied to the joints of the roof and patches, and the sheets of metal tiles are painted with durable paints. If it is impossible to repair the roof by applying patches, then change a metal sheet fully.
Repair of metal roofing is carried out in order to extend its service life. Every year it is necessary to inspect the roofing to assess its condition. If some roofing sheets are rusty, their paint has peeled off, they have sagging or other damage, then scheduled repairs are carried out. If there are holes, a major roof repair is carried out. Roofing sheets are either replaced or repaired and painted.
Major repairs to a metal tile roof are done when the roof is damaged to more than 40% of the total area. With such repairs, a complete replacement, reconstruction and treatment of the load-bearing elements of the roof are carried out, the metal tiles are completely replaced, waterproofing film, vapor barrier film, thermal insulation (insulation) and also change the components of the wooden roof, this rafter system roofing, counter-lattice and step wooden sheathing. Usually, this repair done after fires, natural disasters, falling trees.

Repair of roofing made of flexible tiles.

Bitumen is one of the most universal materials, replacement and repair of roofing coverings from of this material pretty simple. However, it must be taken into account that when sub-zero temperatures It is impossible to work with such material, since in the cold the material becomes very fragile, and replace the roofing shingles. Which are damaged is not possible.
Small roofing cracks that have formed in the covering are sealed by lifting the roofing shingles and coating them with glue ( roofing sealant) and then apply it back, pressing for a couple of minutes so that the shingles stick together. But if the roofing damage and cracks are large and there are many of them, it is necessary to completely replace the roofing shingles; the damaged tiles are cut out, inserting a new roofing shingle.
From the above we can summarize that flexible tiles has an advantage over other roofing materials in terms of repair and replacement of roofing, it is not labor-intensive process and materials.

Slate roof repair.

Slate is one of the cheapest and available materials. Its service life is 25-30 years. During operation, mechanical damage and natural aging Slate roofs may develop leaks.

To repair small cracks in slate, it is enough to apply a fabric patch to them, which is soaked oil paint. After this, the roof must be painted. You can also fill the cracks epoxy glue and seal the top with self-adhesive diffuse tape. However, this repair method is short-lived (it lasts for 3-4 years, after which the repair procedure is repeated).
If there are large cracks, a special putty is used for repairs, which consists of three parts of asbestos and one part of cement, which are diluted with PVA glue and water. After applying the putty, this section of the roof is covered with bitumen mastic and then with drying oil. After such repairs, the roof will last 5-7 years, however, provided that the work technology has been followed and the putty is reliably protected from external influences, precipitation and ultraviolet radiation.
Slate sheets that are severely damaged should be completely replaced. After replacing damaged sheets, the roof is inspected for loose slate sheets and loose steel nails. If such defects are found, the fasteners should be replaced with more reliable ones; there must be rubber gaskets under the nail heads to prevent moisture from entering.
Major repairs to a slate roof are done when the roof is damaged to more than 40% of the total area. With such repairs, a complete replacement of slate sheets, reconstruction and treatment of the load-bearing elements of the roof are performed. If required, after inspection, the wooden roof elements are also replaced: rafter system, sheathing. As a rule, this repair is done after fires, natural disasters, or falling trees.

Seam roof repair

Seam roofing can leak for several reasons:
- when the tightness of the seams is lost due to improper folding;
- at mechanical damage seam sheets, resulting in large or small holes appearing in the roof;
— when the folds become depressurized;
- when the coating is severely worn over time or sagging.
If large gaps appear, they should be covered. silicone sealant. If the seams lose their tightness, they are glued with a special sealing tape made of butyl rubber, which is coated with a dense viscous substance that has high elasticity, moisture resistance, and resistance to any chemical influences, tightness and temperature resistance
If the seam roof simply begins to wear out quickly, then it is advisable to cover it with rubber-based paint. Before applying paint, the surface must be thoroughly cleaned of the remnants of the old coating, remove dust and dirt, putty, sand and degrease, then rinse with soda solution and dry. The paint is applied to a dry surface at a temperature not lower than +5 C.
If there is significant damage to the seam roof, patches of new steel should be applied to the rotten areas and connected using seam joints.

Corrugated roof roof repair

The main reason why roofing made from profiled decking leaks is wear of the gasket elements or destruction of the sealant layer. If a leak occurs, unscrew the entire sheet and apply roofing mastic(sealant) and the seal is replaced.
Also, moisture can appear and penetrate through the points where the corrugated sheeting is attached due to deformation of the ring seal and loss of tightness. To eliminate this type of leakage, the fasteners are replaced and the holes are processed waterproof sealant(mastic).
Sheets of corrugated sheets are sealed in case of minor mechanical damage. If larger holes appear, then the entire sheet of corrugated sheeting is removed and replaced with a new one.

Repair membrane roofing roofs

Repair of a membrane roof depends on the amount of damage and its nature. It is divided into two types: cosmetic and capital. For this type of roofing correct installation service life ranges from 20 to 40 years. Membrane roofs are considered unusable and therefore sensitive to various mechanical influences. Do not place sharp objects or drag them on the roof large materials on roofing. Typically, problems with damage to the membrane coating appear after winter, when the roof is not properly cleaned (using crowbars or metal shovels).
If damaged small area on the roof, in this case the membrane roof is repaired using a spot method. A patch is cut out of a PVC membrane that corresponds to the damaged size of the roof area. The patch attached to the damaged area is melted along the edges of the patch using a hair dryer.
If significant damage to the membrane surface cannot be eliminated with simple patches, then other methods are used for repair:
The first method is that the roof does not need to dismantle the old covering. The surface is first cleaned of debris, then a primer is applied to it and a layer of new coating is installed. This method is used if there are a lot of small cracks and damage on the roof surface;
— the second method is used for large and large damage to the membrane. With this method, the damaged old coating is removed, then everything is thoroughly cleaned and dried. Then a primer is applied to the waterproofing layer. More than two layers of primer are needed to achieve the best result.
If the membrane roof was installed incorrectly and due to errors during installation, then the membrane roof covering is completely replaced.

Ondulin roof repair

To repair small cracks on an ondulin roof, you do not need to replace the entire sheet; you just need to eliminate the defect using bitumen mastic, tape or sealant. Before using these materials, the roofing surface must be cleaned and degreased.

If the ondulin sheet cannot be partially repaired and its restoration is not possible, then a complete replacement of the old ondulin sheet with a new one is required. Before installing a new sheet, you need to clean the roof surface and install a new one.

When partial renovation roof is impossible, then you have to completely replace the old covering with a new covering. Ondulin is one of the most inexpensive roofing materials compared to other roofing materials. Major repairs of a roof made of roofing material (ondulin) can be carried out in two ways:
In the first case, all damaged and old roof sheets are removed, after which the base of the roof is checked and then new ondulin sheets are laid.
In the second case, a new roof covering made of ondulin sheets is mounted on top of the old roof covering, this is possible due to the fact that all ondulin will not have a small and significant load on the floors.

The modern variety of repair compounds, sealants and rubber tapes for roof repairs often confuses ordinary person. There is a leak, a roof defect has been discovered, but how can you repair the resulting crack or swollen bubble? Why not hire a professional team for this?

If you are now looking for a simple and reliable way To cope with such problems, repair the roof with bitumen mastic, which has been tested by more than one generation of builders. Both cheap and cheerful!

Bitumen mastic is a one- or two-component composition that is used for waterproofing and roof repair. Such mastics have high oxidation resistance, ultraviolet rays and a variety of aggressive environments. In addition, bitumen mastic has high elasticity and strength even in the temperature range from -40° to 100°C. What else is needed? Moreover, repairing roofing with such material is as easy as shelling pears:

Advantages of petroleum based mastic

The most common bitumen mastic has a number of valuable advantages:

  • Light weight.
  • Resistant to almost any aggressive environment.
  • Possibility of tinting.
  • Easy to apply and can be easily applied by anyone.
  • Elasticity.
  • Sufficient viscosity, which makes this mastic universal.
  • Affordable and economical.
  • Resistant to insolation.
  • Excellent waterproofing properties, making roof repairs reliable and durable.
  • Durability.
  • Seamless. The presence of seams and joints is the most a big problem any roof.
  • Particular tensile strength, especially for bitumen mastics with rubber in the composition.
  • Stability and uniformity of application.
  • The ability to repair roofs of any shape and design, even the most complex.
  • Fire resistance. Bitumen mastic can withstand fairly high temperatures.

And the most valuable property of bitumen mastic as a repair material is that it stretches and contracts without any consequences. After all, every second crack on the roof is subject to expansion (due to the reasons for which it arose), and ordinary repair compounds without the necessary elasticity they simply break. At the same time, bitumen mastic completely takes on the deformation load and copes with it perfectly.

But, so that all these qualities are not lost, buy mastic only good quality, from a trusted manufacturer. Otherwise, the result is quite difficult to predict, and any new leaks, while you patch them up again, will have time to cause a lot of problems. Therefore, the main thing is that the bitumen mastic that you plan to use for roof repairs is produced in accordance with all GOST standards. And this means:

  1. Uniformity of composition.
  2. Easy to apply to the area being repaired.
  3. Heat resistance not lower than 70°.
  4. No emissions harmful to human health.
  5. Excellent adhesive ability.
  6. Waterproof and bioresistant.

So, the most famous domestic producers bitumen mastics - “Grida”, “TechnoNIKOL” and “RusMonolit”. Butyl rubber “Polikrov M-140”, bitumen-latex “Blam-20”, chlorosulfopolyethylene “Polikrov-L” and such as “Elamast” are considered to be the highest quality and most durable. , "Venta-U", "Gekopren" and "Blem-20".

Which bitumen mastic is suitable for repairs?

But the modern construction market offers big choice a wide variety of bitumen mastics, which differ in their composition. Conventionally, bitumen mastics that are used for roofing are divided into the following types.

Cold application mastic

This is a homogeneous composition, ready for use. If desired, you can dilute it with various solutions and quickly use it before the solution itself evaporates and the mastic returns to its original properties.

Cold bitumen mastic is a salvation for the roof when you need to solve the problem as quickly as possible. short time. Moreover, this mastic is universal and suitable for almost any coating. But preparatory work it does not require a fire or a gas burner.

Plus the most amazing moment: cold mastic Can be applied even on wet surfaces! This - perfect option when you urgently need to stop a leak in your roof.

Note that some types of cold mastics still need to be warmed up a little - only up to 30-40°C.

Hot mastic

You can use bitumen mastic either ready-made, straight from store shelves, or you can make it yourself.

This mastic needs to be heated to 150-180°C. It is important to follow all safety rules here, because such mastic should only be applied to the areas being repaired while it is hot. But as soon as the mastic cools, it will take the shape you need.

Preparing bitumen mastic is actually not difficult:

  • Step 1. Light a good fire.
  • Step 2. Place two regular bricks on the sides.
  • Step 3. Take any old bucket and put a piece of bitumen in it.
  • Step 4. Stir carefully so as not to spill.
  • Step 5. Cover the crack or hole in several layers.

And an excellent putty for roof repair is obtained from hot bitumen mastic, which is prepared from sawdust and dry sand. And you can prepare such mastic yourself, just do everything carefully:

But even in the finished bitumen mastic, you can optionally add your own additives, modifiers and solvents. So, for roof repairs on inclined plane To prevent the applied mastic from dripping, add a thickener, and if the mastic is too thick for a horizontal surface and does not “push” into the crack, use solvents.

Water based mastic

This type of bitumen mastic is one of the most environmentally friendly. This mastic is safer and easier to apply, and it contains far fewer toxic substances.

Bitumen mastic with additives and fillers

Today, plasticizers, minerals, and a variety of binders are added to the most ordinary bitumen mastic in order to change its properties in the desired direction. And this is good, because to repair the same roof you need different time may need:

  • the composition is thick enough to seal the hole;
  • liquid enough to seal edges of sheets;
  • especially plastic to hold two halves of cracked slate together.

Therefore, let's look at each type separately, and you will already decide which one you need at this stage:

Rubber and polyurethane bitumen mastics

Record holders in terms of elasticity are bitumen mastics with rubber and polyurethane. Their protective film, which is formed during repairs, can stretch 20 times without breaking!

Bitumen-latex mastic

Another one regarding the new kind bitumen mastic – bitumen-latex. Various synthetic substances have been added to its composition. binders and mineral fillers. Speaking in simple language, these are bitumen and latex, which are enriched with fillers such as asbestos, fibers mineral wool and modifiers. What is better than ordinary bitumen mastic? This repair mixture is not only durable, but also has higher water resistance.

Bitumen mastic with oil solvent

But bitumen mastic with oil solvent and does not harden at all. But it makes sense to use it to repair only those roofing elements that are subject to constant vibration. The fact is that bitumen-oil mastic does not form a hard film at all, but it never cracks, is plastic and will maintain the integrity of the protection in any conditions.

Bitumen-rubber mastic

And finally, bitumen-rubber mastic, quite well known among ordinary people. It is actively used for cars, but it is also a great option for roof repairs. This mastic is particularly resistant to stretching, shock and vibration. And, most importantly, it also adheres to any surface!

And now – about what to do with all these mastics and how exactly they can be used to repair a variety of roofing defects.

Repair of soft roofing with bitumen mastic

IN summer time, especially in hot weather, rolled roofing materials and bituminous shingles are subject to particularly intense heating. The result is swelling in the roofing. Where? The fact is that in any roofing carpet there is a moister base, which, when heated, releases water vapor (at 60°C - pressure 2t/m2). As a result, air and water bags form, bitumen mastic leaks out and noticeable bubbles form, sometimes up to 30 cm high!

Typically, repairing such a roof comes down to replacing or sealing all defective areas. All bitumen-based mastics are applied in two ways - mechanical or manual. Of course, for small roofing work it is easier to use a brush and spatula, but for restoring old rolled roofing, a sprayer is more suitable.

Simple bitumen-based patch

Problem areas are cleared, covered with mastic and a patch is applied:

Sometimes the patch has to be reinforced with aluminum tape:

Water damage

If the material has already rotted in some place, we do this:

  • Step 1. The rotten material needs to be cut out, and around the damage it needs to be removed another 10 cm.
  • Step 2. Now carefully clean the recess that was formed as a result of all this.
  • Step 3. Lubricate the repaired area with mastic and seal it with another layer of rolled material so that the damaged area overlaps by 15 cm.

Lag from the base and air

If the carpet fabric lags behind the base, then the base itself needs to be coated with mastic, the carpet fabric is pressed against it again, and a patch is glued on top so that the cut area is covered by 10 cm.

Swelling areas are dealt with differently:

  • Step 1. Make a cross-shaped cut.
  • Step 2. Bend the canvas on four sides.
  • Step 3. Carefully clear the base.
  • Step 4. Dry the base, grease the folded carpet sheets with bitumen mastic, press them to the base and glue them again.
  • Step 5. We apply a patch to this area and restore the coating.

Large and small cracks

Roofing roofing felt especially often needs bitumen repair: even folded in three layers, it begins to deteriorate under the sun's rays after 8 years! Its entire surface is slowly but surely covered with small cracks, and if moisture also gets into them, it’s a disaster. But you can handle it:

If you need to restore old roofing material covered with small cracks from old age, then we do this:

  • Step 1. Thoroughly clean the roofing material from dust and toppings. For convenience, use solar oil, which helps cleaning and makes roughened roll materials more elastic and durable. It is easy to remove the coating with steel brushes or a spatula.
  • Step 2. If necessary, problem areas we make patches. Each patch must be at least 10 cm larger than the area being repaired on each side. Moreover, if you have to glue one patch onto another, then overlap each next patch with the previous one.
  • Step 3. Apply bitumen lubricant to the cleaned base - with brushes, spray, brushes or rags.
  • Step 4: If any patches are bulging, they need to be smoothed out. For example, press with some kind of weight.
  • Step 5. Carefully remove excess mastic around the areas being repaired or along the edges of the roof with a spatula.
  • Step 6. Sprinkle all repaired areas with heated sand, which in the future will protect the mastic from sun rays and will not let it melt.

If there are cracks on roll roofing small in width, they are cut, debris is removed from there (and it is there, believe me), and dried well construction hairdryer and pour hot mastic with tow. Next, they are leveled and, if desired, covered with patches. Approximately using this technology:

And for the most complex cases The so-called flashing method is used:

So, with the help of this material, places that have succumbed to corrosion are most often repaired:

  • Step 1. Clean the roof from dust and dirt.
  • Step 2. Using a stiff metal brush, remove the rust as much as possible.
  • Step 3. Carefully sweep away all the rusty dust and immediately cover it with bitumen.

In more detail this process looks like this:

Bitumen patches

Patches for hard roofs are also impregnated with bitumen mastic:

  • Step 1. We make a patch from tarpaulin or thick burlap, ranging in size from 30 to 200 mm.
  • Step 2. We impregnate the patch with bitumen mastic and lay it on the place to be repaired.
  • Step 3. Let it dry well and cover it with mastic again.

It’s also difficult to replace bitumen with anything when you need to properly seal the junctions:

So, bitumen mastic is applied to the required roofing elements in liquid form. After the solvent in it has evaporated, we obtain a continuous, seamless film, the thickness of which will depend on how much dry residue was in the mastic. Note that bitumen mastics, in which no solvent was used, do not reduce their thickness of the applied layer.

It is also advisable to add special fillers for viscosity to the mastic for repairing any roofs other than roll roofs - these are various thickeners and cement. Additionally, in order to protect the repair site from mechanical influences, to which bitumen mastic is usually unstable, it is advisable to make a protective layer of bitumen sheets, adhesive tape, sand or fine gravel.

What’s good is that to treat roofing areas with bitumen mastic, you don’t need to remove rust or rust to the base. old paint, and even more so somehow prepare the base, which is especially troublesome when working at height. Valuable advantage!
